Acquiring real estate in Cyprus opens doors to expedited permanent residency. The advantages of this status are impressive: it has no expiration date and can be renewed automatically without limitations; an extended family circle can be included in the application, including adult children.
Moreover, there is no requirement to permanently reside on the island — visiting once every two years is sufficient. All of this comes with minimal risk of refusal.Conditions: it is necessary to purchase primary housing from a developer with a value starting from 300,000 euros.
Benefits of the program
- Permanent residency is granted indefinitely (issued for life)
- Permanent residency is extended to the spouse of the applicant, their minor children, as well as financially dependent adult children up to 25 years old (if unmarried)
- Holders of permanent residency can enter and reside in Cyprus visa-free
- Holders of permanent residency are not required to physically relocate to Cyprus. The only condition is that they must visit Cyprus at least once every two years

Program Conditions
- The investor must purchase primary residential real estate from a developer valued at least 300,000 euros. The applicant can acquire up to two units of housing (not necessarily from the same developer)
- The applicant must provide a Title Deed or a Sales Agreement for the property
- Proof that the applicant's annual income is at least €50,000. The annual income increases by €15,000 for the spouse and €10,000 for each minor child
- Neither the investor nor their spouse should have any criminal convictions
Who can get a residence permit
- Spouse
- Minor children under 18 years old
- Adult children aged 18 to 25 years old, unmarried, enrolled in a university, and financially dependent on the investor
- A child over 25 years old can also be included in the application. In this case, the investor will need to add an additional €300,000 to the minimum amount, making the total transaction amount at least €600,000
Additional Investor Expenses
- Government fees: €500
- Legal expenses: €5,000-€10,000
- VAT for new buildings (19% - standard rate, 5% - reduced rate)
Investment alternatives
Apart from purchasing real estate, investors can:
- Invest in private investment funds in Cyprus starting from €300,000
- Invest in the establishment or acquisition of a company with a minimum investment of €300,000
Сitizenship
Since 2014, foreign investors can obtain Cypriot citizenship through a naturalization and investment program.
Citizenship is granted under the following conditions: residing in the country for at least 7 years; investing €2 million in Cyprus real estate; or investing €1.5 million in real estate plus additional investments in government bonds.
The citizenship passport is issued to the investor, their spouse, and dependent children up to 28 years old if they are full-time students.
