What is important to consider when selecting real estate for resale at a profit?

  • Location - with a focus on the development plan for the surrounding infrastructure and demand among expats and the local population.
  • Quality of construction - it’s easier to buy real estate in new buildings, paying attention to the quality of construction. New houses in the future will require less investment and time expenditure.
  • The reputation of the developer is quality, content, organization of service in previous projects, timely commissioning.
  • Place -  buy a south-facing apartment with a beautiful view for a light and airy feel.
  • Rare characteristics - access to the beach, concierge service, modern architecture, historical significance - such projects grow in price more reliably and faster than the market average, since there is usually a demand for them with virtually no offers for resale.
  • Design - it is better to buy a property with a white finish and equip it in accordance with the design in neutral/expensive colors using natural and high-quality materials, so that “everyone will like it”, but does not go beyond the budget established for the creation of an investment project.
  • Construction stage - the closer the construction is completed, the lower the capital gain. In countries with an active real estate market, today it is the UAE or Bali, it is more profitable to purchase real estate at the off-plan stage, then the increase in resale will be maximum. Alternatively, you can resell the property without buying it (before handing over the keys) or buy it, rent it out and sell it as income property at a guaranteed percentage. Or furnish, decorate and sell it as a new property, completely ready for occupancy. It is important to take into account the individual characteristics of the real estate market of each country, analyze developments in the future and soberly assess your opportunities and risks.
