Bulgaria offers foreign nationals the opportunity to obtain a residence permit (residency) through the purchase of real estate. 

This facilitates the immigration process and provides access to numerous benefits, including free movement within the EU, access to local social services, and tax advantages.

Any foreigner who purchases real estate in Bulgaria worth at least 600,000 levs (approximately 306,000 euros) can apply for residency.

This applies to both individuals and companies registered under a foreign national.

• Obtain a D Visa: Apply for a long-term D visa at the Bulgarian consulate in your country. This allows you to stay in Bulgaria for up to 180 days.
• Purchase Real Estate: Find and buy property worth at least 600,000 levs. The transaction must be notarized, and the property registered in the Bulgarian Property Register and tax office.

• Submit Residency Application: Apply for residency by providing documents on property purchase, D visa, and proof of financial independence.
• Register in Bulgaria: Register in the national administrative register Bulstat and transfer utility service contracts to your name.
• Obtain Residency Permit: Receive your residence permit from the immigration service. The application is reviewed within 14-30 days.

Permanent residence can be obtained after five years of continuous residence in Bulgaria with a temporary residence permit.
